Common Areas
Purpose:
The purpose of this policy is to ensure the safe, respectful, and equitable use of common areas by all residents, their guests, and invitees, while maintaining the overall aesthetic and functional integrity of the condominium property.
Definitions:
Common Areas: All areas within the condominium property that are not part of individual units, including but not limited to lobbies, hallways, elevators, stairwells, recreation rooms, gardens, parking lots, and any other areas designated as common property.
Residents: All owners and tenants of units within the condominium property.
Guests: Any person invited onto the property by a resident.
Invitees: Any person providing services or performing work within the common areas at the request of a resident or the condominium corporation.
General Rules:
Respect for Others: All users of common areas must be respectful of others, maintaining a reasonable level of noise and refraining from any activities that may disturb or inconvenience other residents.
Cleanliness: All users of common areas are responsible for maintaining the cleanliness of the space, disposing of trash properly, and cleaning up after themselves and their pets.
Safety: All users of common areas must adhere to posted safety regulations and refrain from any activities that may pose a risk to themselves or others.
Compliance with Bylaws: All use of common areas must be in compliance with the condominium's bylaws and any additional rules or regulations established by the condominium corporation.
Specific Rules:
Noise: Excessive noise is prohibited in common areas at all times. Quiet hours are in effect from 10:00 PM to 8:00 AM, during which noise must be kept to a minimum.
Pets: Pets are permitted in designated common areas, but must be kept on a leash and under control at all times. Owners are responsible for cleaning up after their pets.
Smoking: Smoking is strictly prohibited in all common areas.
Storage: Personal belongings may not be stored in common areas, except in designated storage lockers.
Recreation Rooms/Facilities: Use of recreation rooms or facilities must be booked in advance and is subject to posted rules and regulations.
Parking: Parking is permitted only in designated spaces. Unauthorized vehicles may be towed at the owner's expense.
Alterations: No alterations or modifications may be made to common areas without the prior written consent of the condominium corporation.
Events/Gatherings: Large gatherings or events in common areas may require prior approval from the condominium corporation.
Enforcement:
Any violation of this policy may result in the following actions:
Warning letter
Fine
Suspension of privileges
Legal action (in extreme cases)
Review and Amendments:
This policy will be reviewed annually and may be amended as needed by the condominium corporation.
