Branding and Architectural Consistency
Purpose:
To establish guidelines and procedures for maintaining and enhancing the aesthetic appeal and architectural integrity of the [Condo Complex Name] condominium complex through consistent branding and design choices.
Scope:
This policy applies to all common areas, exterior building elements, signage, landscaping, and any visible fixtures within the condo complex.
Policy Statement:
The [Condo Complex Name] Condominium Council is committed to preserving the unique architectural character of the complex and creating a cohesive brand identity that reflects its values and community. To achieve this, the following guidelines shall be adhered to:
Architectural Review Committee (ARC): An Architectural Review Committee (ARC) will be established to review and approve all proposed changes to common areas, exterior building elements, signage, landscaping, and fixtures. The ARC will consist of [Number] members appointed by the Council, including at least one design professional.
Design Guidelines: The ARC will develop and maintain comprehensive design guidelines that outline specific standards for materials, colors, finishes, signage, landscaping, and lighting. These guidelines will be based on the original architectural design intent of the complex and will be updated as needed.

Landscaping: Landscaping will be designed and maintained to complement the architectural style of the complex and enhance its curb appeal. The ARC will review and approve all landscaping plans.
Enforcement: The Council will enforce this policy through regular inspections and by requiring owners and residents to obtain ARC approval for any proposed changes. Violations of this policy may result in fines or other penalties as outlined in the condo complex's bylaws.
Exceptions: In exceptional circumstances, the Council may grant variances to this policy if it determines that the proposed change is in the best interest of the condo complex and does not significantly detract from its architectural integrity or brand identity.
