Purpose

The purpose of this policy is to establish guidelines for the landscaping and maintenance of the common areas within [Condominium Name] (hereinafter referred to as "the Condominium"), ensuring a visually appealing, safe, and well-maintained environment for all residents. This policy prioritizes the use of native and drought-resistant plants and trees with shallow roots, in order to promote a sustainable and ecologically friendly landscape.

Applicability

This policy applies to all common areas within the Condominium, including but not limited to:

  • Lawns

  • Gardens

  • Trees

  • Shrubs

  • Flower beds

  • Walkways

  • Patios

Maintenance Standards

  • Regular Maintenance: The Condominium will engage a professional landscaping company or designated personnel to perform regular maintenance tasks, including:

    • Mowing lawns

    • Trimming hedges and shrubs

    • Weeding flower beds

    • Watering plants

    • Pruning trees (as needed)

    • Fertilizing (as needed)

    • Seasonal cleanup (e.g., leaf removal)

  • Pest Control: Appropriate measures will be taken to manage and control pests and diseases that may affect the landscaping, with a preference for non-invasive and environmentally friendly methods.

  • Irrigation: An efficient irrigation system will be maintained to ensure adequate watering of lawns and plants, while minimizing water waste. Consideration will be given to the use of drought-resistant plants and efficient irrigation techniques.

  • Seasonal Planting: Seasonal flowers and plants may be incorporated into the landscaping to enhance visual appeal, with a preference for native species that thrive in the local climate.

  • Safety: Landscaping will be maintained to ensure the safety of residents and visitors, with prompt removal of hazards such as dead branches or tripping hazards. Trees with shallow roots will be chosen to minimize damage to infrastructure.

Modifications and Improvements

Any proposed modifications or improvements to the landscaping must be approved by the Condominium Council in writing before implementation. Requests for modifications should be submitted in writing to the Council, outlining the proposed changes and their rationale, with a focus on incorporating native and drought-resistant plants.

Resident Responsibilities

While the Condominium is responsible for the overall maintenance of common areas, residents are expected to:

  • Respect the landscaping and avoid damaging plants or property.

  • Refrain from planting personal gardens in common areas without prior approval from the Council.

  • Dispose of litter properly and avoid leaving personal items in common areas.

  • Report any concerns regarding the landscaping to the Condominium Council or property management.

Enforcement

Failure to comply with this policy may result in the following actions:

  • A written warning from the Condominium Council.

  • Financial penalties or fines, as outlined in the Condominium's bylaws.

  • Legal action, if necessary.

Review and Updates

This policy will be reviewed annually by the Condominium Council and updated as needed to reflect changing needs and circumstances. Residents will be notified of any significant changes to the policy.
