Permits and Licenses

Purpose:

To ensure the safety, quality, and compliance of all renovations within the condominium units, while minimizing disruption to other residents and upholding the building's structural integrity.

Scope:

This policy applies to all renovations, alterations, or modifications within the individual condominium units, including but not limited to:

  • Structural changes (e.g., removing walls, adding beams)

  • Plumbing alterations

  • Electrical work

  • HVAC modifications

  • Flooring installations

Policy:

  1. Prior Approval: All unit owners must obtain written approval from the Condominium Board or designated Property Manager before commencing any renovations.

  2. Detailed Renovation Plan: Unit owners must submit a detailed renovation plan, including:

    • Description of work

    • Timeline

    • List of contractors and their qualifications

    • Proof of insurance

    • Necessary permits and licenses

  3. Licensed and Certified Contractors: All work must be performed by licensed and certified contractors who are qualified in their respective trades.

  4. Compliance with Building Codes and Regulations: All renovations must comply with applicable building codes, by-laws, and regulations.

  5. Working Hours: Renovations must be conducted during designated working hours to minimize disturbance to other residents.

  6. Waste Disposal: Unit owners are responsible for the proper disposal of all construction debris and waste.

  7. Post-Renovation Inspection: Upon completion, the Condominium Board or designated Property Manager will conduct a final inspection to ensure compliance with the approved plan and all applicable regulations.

Non-Compliance:

Failure to comply with this policy may result in:

  • Stop-work orders

  • Fines

  • Legal action

  • Reversal of renovations at the unit owner's expense

Exemptions:

Minor renovations that do not affect the building's structure, plumbing, electrical systems, or common areas may be exempt from this policy, subject to approval by the Condominium Board or designated Property Manager.
