Renovations
Purpose
The purpose of this policy is to establish the guidelines and procedures for Condo unit owners who wish to undertake renovations within their units.
Definitions
Renovation: Any alteration, addition, or improvement to a minium unit that is not considered ordinary maintenance or repair. This includes but is not limited to:
Structural modifications (e.g., removing walls, altering plumbing or electrical systems)
Changes to flooring, cabinetry, countertops, or appliances
Installation of new fixtures or finishes
Alterations to balconies or patios
Owner: The registered owner of a Condo unit.
Condo Corporation: The legal entity that governs the Condo complex.
Condo Council: The elected body responsible for managing the affairs of the Condo Corporation.
Policy
Prior Written Approval:
All renovations must receive prior written approval from the Condo Council before any work commences.
Owners must submit a completed Renovation Application Form (Appendix A) to the Condo Council, along with detailed plans, specifications, and timelines for the proposed renovation.
The Condo Council will review the application and may request additional information or clarification from the owner.
The Condo Council will approve or deny the application within a reasonable timeframe, considering the bylaws of the Condo Corporation and the potential impact of the renovation on other owners and the common property.
Compliance with Regulations:
All renovations must comply with all applicable laws, regulations, building codes, and any municipal bylaws.
Owners are responsible for obtaining all necessary permits and licenses before commencing any work.
The Condo Corporation reserves the right to inspect the renovation during and upon completion to ensure compliance with all regulations.
Insurance:
Owners are responsible for obtaining adequate insurance coverage for their renovations, including liability insurance and any additional coverage required by the Condo Corporation.
Owners must provide proof of insurance to the Condo Council before commencing any work.
Security Deposit:
The Condo Council may require owners to provide a security deposit to cover any potential damage to the common property or other units caused by the renovation.
The amount of the security deposit will be determined by the Condo Council and will be returned to the owner upon completion of the renovation, provided there is no damage.
Noise and Disruption:
Owners must minimize noise and disruption to other owners during the renovation.
Renovations must be conducted during reasonable hours, as specified in the bylaws of the Condo Corporation.
Owners must ensure that all contractors and workers involved in the renovation are aware of and comply with the Condo Corporation's noise and disruption policies.
Waste Disposal:
Owners are responsible for proper disposal of all construction waste and debris.
Waste must not be left in common areas or disposed of in a manner that violates any laws or regulations.
Non-Compliance:
Failure to comply with this policy may result in the Condo Corporation taking legal action, including but not limited to:
Issuing a stop work order
Imposing fines or penalties
Requiring the owner to restore the unit to its original condition
